SERVPRO of Winter Park — Cleanup and Restoration Services in Howell Branch

Howell Branch is one of Central Florida's defining corridors, running through Winter Park, Maitland, Casselberry, and reaching toward Oviedo. The road itself is a busy mixed-use stretch of restaurants, professional offices, retail centers, schools like Winter Park High School, and the residential neighborhoods set back behind them. What makes the Howell Branch area different from most Central Florida neighborhoods is water. Howell Branch Creek runs through the corridor. Lake Howell anchors the eastern side. Bear Gully Lake sits to the north. The watershed defines the geography here and the risk profile for restoration work in ways most other neighborhoods don't deal with.

SERVPRO of Winter Park is the local restoration company providing 24/7 emergency restoration services across the Howell Branch area, Winter Park, Maitland, Casselberry, Oviedo, Goldenrod, and the broader Orange and Seminole County region.

Water Damage Restoration and Emergency Water Removal Near Howell Branch

Water damage in the Howell Branch area follows patterns shaped by the watershed. Properties near Howell Branch Creek, Lake Howell, and the various retention ponds along the corridor sit on lower-elevation lots that handle heavy rainfall differently than higher-ground neighborhoods. Summer thunderstorms that drop two inches of rain in an hour can push surface water into garages, ground-floor units, and crawlspaces in ways that surprise homeowners. Beyond surface flooding, the regular causes show up too: burst pipes, ceiling leaks, roof leaks, water heater failures, and dishwasher overflows.

Our water damage restoration response prioritizes getting water out fast and finding all of it. Truck-mounted extraction handles standing water. Thermal imaging and moisture meters identify migration through walls and under flooring. Drying equipment runs continuously until materials test back to acceptable moisture content. For properties that experienced both interior plumbing failures and exterior surface flooding in the same event, we sort out which water source caused which damage because the insurance treatment can be different.

Clean Category 1 water becomes contaminated Category 2 within 24 to 48 hours and Category 3 black water within 72. Surface flooding from outside sources usually starts as Category 2 or 3.

Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal

Fire damage restoration calls from the Howell Branch area come from kitchen grease fires in homes and restaurants along the corridor, electrical fires in older properties or commercial spaces with heavy equipment loads, and the occasional vehicle fire that spreads to an adjacent commercial property given how busy Howell Branch Road is. Most fire damage we deal with is smaller than people picture but the smoke contamination spreads through the structure.

Our work pattern stabilizes the property first with board-up if anything is exposed, then handles suppression water before it warps subfloors. Smoke and soot work happens next. Some surfaces clean. Others have to be removed because the soot has bonded with the material. Deodorization happens after the cleaning, with hydroxyl generators in occupied spaces and ozone when the building can be sealed off.

Mold Remediation, Mold Testing, and Mold Inspection

The watershed character of the Howell Branch area means humidity stays high and mold finds opportunities other neighborhoods don't always offer. Crawlspace foundations near creeks and lakes hold moisture year-round. Properties with pool decks and screened enclosures have additional water exposure points. Older HVAC systems struggle with humidity loads in spring and summer, leading to condensation inside ductwork and surrounding insulation.

Our mold remediation work begins with finding the moisture source, since killing mold without fixing what's feeding it just guarantees a return visit. Containment isolates the affected area. Affected drywall and insulation come out. What stays gets treated with antimicrobials, and HEPA air filtration runs until post-remediation testing confirms acceptable spore counts.

Hurricane Damage, Storm Damage, and Emergency Board-Up

Hurricane season runs June through November and the rest of the year still produces summer thunderstorms heavy enough to flood lower-elevation properties. Storm damage in the Howell Branch area frequently involves a combination of wind damage, surface flooding, and tree damage given the mature canopy. Properties closer to Lake Howell and Bear Gully Lake sometimes deal with lake-driven flooding during named storms. Emergency board-up and roof tarping stabilize the property first. As part of the SERVPRO Large Loss Orlando Division, we mobilize additional crews when named storms affect multiple properties.

Sewage Cleanup, Biohazard, and Crime Scene Cleanup

Sewage cleanup in the Howell Branch area comes from both standard backups and septic system issues in sub-areas not on municipal sewer. Sewage falls under Category 3 black water protocols with dedicated extraction equipment and full removal of contaminated porous materials. Biohazard and crime scene work follows OSHA bloodborne pathogen procedures, handled discreetly. Most homeowner policies cover this when documented correctly.

Specialty Services and Reconstruction

Beyond core restoration, our crews handle bat guano cleanup, document restoration through freeze-drying, HVAC duct cleaning, and full reconstruction from demolition back to move-in ready.

Frequently Asked Questions

What is water damage restoration? Water damage restoration is the process of removing water, drying affected materials, treating contamination, and restoring a property to preloss condition.

What does water damage restoration cost in the Howell Branch area? Cost depends on water category, square footage, and source. Surface flooding is treated differently than supply line failures, both for restoration and insurance. Small Category 1 jobs can run a few hundred dollars. Category 3 jobs involving demolition can reach five figures.

Does my insurance cover flooding from Howell Branch Creek or surface water? Standard homeowner policies generally cover sudden interior water damage from plumbing or roof leaks but exclude flooding from exterior sources like creeks, lakes, or surface runoff. Properties at flood risk should carry separate flood insurance through NFIP or a private carrier.

My home is near a retention pond or lake. Am I at higher risk? Properties near retention ponds, creeks, and lakes can experience drainage backup or surface water issues during heavy rain. Lot elevation, drainage condition, and proximity to water all factor in.

When should I call a restoration company? Anything involving Category 2 or 3 water, smoke or soot damage, suspected mold, or structural exposure should go through professional restoration.

Who pays for restoration work? Most jobs run through insurance carriers. We coordinate documentation directly with adjusters at State Farm, Allstate, Citizens, USAA, Progressive, Farmers, and other Florida carriers.

What our Howell Branch customers are saying

I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.

This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.

From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:

- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.

The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.

I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.

Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!

We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.

I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!

UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!

My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.

My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
