SERVPRO of Winter Park — Cleanup and Restoration Services in the Full Sail University Area
The Full Sail University Area covers a busy stretch of east Winter Park where University Boulevard, Goldenrod Road, and Aloma Avenue intersect to form one of the most rental-dense pockets in Orange and Seminole County. The neighborhood mix runs heavy on student apartments, multi-family complexes, condominium buildings near Full Sail Live, and single-family homes that have rotated through tenants for years. The commercial side stays busy with restaurants, retail along the corridors, creative studios serving Full Sail and UCF students, and office spaces tied to the Orlando creative industry. What unites these properties is high occupancy turnover, which changes how restoration work plays out compared to long-tenure neighborhoods.
SERVPRO of Winter Park is the local restoration company providing emergency restoration services across the Full Sail University Area, Winter Park, Goldenrod, East Orlando, and Oviedo. We answer the phone 24/7 because rental properties often discover damage at the worst possible times.
Water Damage Restoration and Emergency Water Removal in the Full Sail University Area
Water damage in the Full Sail University Area frequently comes through patterns we don't see in owner-occupied neighborhoods. The most common is upstairs-to-downstairs water intrusion in stacked apartment buildings, where a tenant's overflowed bathtub or burst pipe floods two or three units below before anyone notices. Dishwasher and washing machine failures in heavily used appliances that landlords inherited from previous tenants are another regular call. Roof leaks and ceiling leaks in older multi-family buildings show up during summer thunderstorms when deferred maintenance catches up.
Our water damage restoration response prioritizes getting affected units habitable fast, because every day a rental sits unrentable costs the property owner real money. Truck-mounted extraction handles standing water. Moisture meters and infrared cameras identify how far water migrated, including into shared walls between units. Drying equipment runs continuously, and we coordinate with property management on access scheduling so multiple units can be addressed efficiently.
The water category matters as much as the source. Clean Category 1 water becomes contaminated within 24 to 48 hours, and full Category 3 within 72.
Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal
The fire damage restoration calls we get from the Full Sail University Area lean heavily toward kitchen fires in apartment units and electrical incidents in older complexes. A grease fire on a stovetop in one apartment can push smoke into the hallway and adjacent units through shared HVAC returns, turning a single-unit incident into a multi-unit cleanup. Apartment fires also generate suppression water from sprinkler systems or fire department response that needs the same fast extraction as a regular water damage call.
Our work pattern stabilizes the affected unit first, then addresses smoke contamination across adjacent units. Some surfaces clean. Others have to be removed because the soot has bonded with the material. Deodorization in apartment buildings frequently requires treating the HVAC system itself, since shared ductwork can recirculate smoke odors for weeks. Hydroxyl treatment works in occupied buildings, ozone in vacated ones.
Mold Remediation, Mold Testing, and Mold Inspection
Mold in the Full Sail University Area shows up disproportionately in rental units. Tenants rarely report slow leaks because they don't want to be blamed for them. Showers run heavy in student housing and bathroom ventilation often isn't sufficient. AC units in older complexes haven't been serviced as regularly as owner-occupied homes. By the time mold becomes visible enough for someone to call, it usually has a months-long head start.
Our mold remediation work begins with finding the moisture source, since killing the mold without fixing what's feeding it just guarantees a return visit. Containment isolates the affected area. Affected drywall and insulation come out. What stays gets treated with antimicrobials, and HEPA air filtration runs until post-remediation testing confirms acceptable spore counts.
Storm Damage, Hurricane Response, and Emergency Board-Up
Hurricane season runs June through November, and the rest of the year still produces summer thunderstorms that can drop two inches of rain in an hour. Storm work in the Full Sail University Area frequently affects multiple buildings in a complex simultaneously. Emergency board-up and roof tarping stabilize properties first. As part of the SERVPRO Large Loss Orlando Division, we mobilize additional crews when named storms hit several properties at once.
Sewage Cleanup, Biohazard, and Crime Scene Cleanup
Sewage backups in apartment buildings move through the building differently than in single-family homes because shared plumbing means contamination can affect units that weren't the source. Sewage cleanup falls under Category 3 black water protocols with dedicated extraction equipment and full removal of contaminated porous materials. Biohazard and crime scene work follows OSHA bloodborne pathogen procedures, and our crews handle these situations discreetly.
Specialty Services and Reconstruction
Beyond core restoration, our crews handle bat guano cleanup, document restoration through freeze-drying, and HVAC duct cleaning when contamination has spread into the air handling system. Full reconstruction takes the property from demolition back to move-in ready, which matters in rental markets where time-to-re-rent directly affects revenue.
Frequently Asked Questions
What is water damage restoration? Water damage restoration is the process of removing water, drying affected materials, treating contamination, and restoring a property to preloss condition. It typically involves extraction, dehumidification, moisture monitoring, and necessary demolition or reconstruction.
What does water damage restoration cost in the Full Sail University Area? Cost depends on the water category, square footage, and whether it's single or multi-family. Single-unit Category 1 jobs can run a few hundred dollars. Multi-unit Category 3 jobs reach five figures. Most claims go through insurance.
Who pays when a tenant causes water damage in another unit? Usually the property owner's insurance handles building damage and the responsible tenant's renter's insurance handles their contents. Documentation of the source matters.
How fast can a flooded apartment be re-rented after restoration? For Category 1 water with fast response, often within a week or two. Category 3 jobs requiring demolition can take a month or more.
Does renter's insurance cover mold remediation? Usually not for the structure, which falls on the landlord. Renter's insurance typically covers personal contents if mold damages them due to a covered cause.
When should a property manager call a restoration company? Anything involving Category 2 or 3 water, smoke or soot damage, suspected mold, or structural exposure should go through professional restoration.
Who pays for restoration work? Most jobs run through insurance carriers. We coordinate documentation directly with adjusters at State Farm, Allstate, Citizens, USAA, Progressive, Farmers, and other Florida carriers.

Services We Provide
What our Full Sail University Area customers are saying
I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.
This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.
From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:
- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.
The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.
I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.
SERVPRO Winter Park saved a $500,000+ sale of a house when a pipe leak in a wall needed to be fixed ASAP before closing - SERVPRO was amazing, fast, and clean! They are the only emergency company I would recommend, trust, and call first!
Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!
We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.
I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!
UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!
My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.
Amazingly friendly people, knowledgeable, and they were happy to be there for me for whatever I needed.
My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
