SERVPRO of Winter Park — Cleanup and Restoration Services in Eastbrook

Eastbrook is one of those Seminole County neighborhoods that doesn't get talked about much outside the people who live there. The community sits between Winter Park, Goldenrod, and Casselberry, with Howell Branch Road along the southern edge and Lake Howell anchoring the east side. Most of the housing stock was built between the 1960s and 1980s, which means established trees, mature landscaping, Howell Branch Middle School within walking distance for many families, and original-construction features that come with real charm and real maintenance considerations. Slab-on-grade foundations, original copper or galvanized plumbing, popcorn ceilings that may contain asbestos, ductwork that's seen forty Florida summers. None of that is a problem until water gets somewhere it shouldn't.

SERVPRO of Winter Park is the local restoration company covering Eastbrook, Winter Park, Goldenrod, Casselberry, Oviedo, and Maitland. We answer the phone 24/7 for emergency restoration services across the area.

Water Damage Restoration and Emergency Water Removal in Eastbrook

Older homes in Eastbrook have a specific water damage profile. Original copper plumbing from the seventies and eighties is reaching the end of its serviceable life, which means burst pipes, pinhole leaks behind walls, and slab leaks under flooring are increasingly common. Cast iron drain lines crack. Galvanized supply lines corrode from the inside. None of these failures announce themselves loudly. They show up as a stained ceiling from a roof leak or upstairs plumbing, a warm spot on a tile floor, a water bill that doubled, or a slow musty smell.

Our water damage restoration process starts with finding the source. Slab leaks require thermal imaging or acoustic listening equipment to pinpoint without breaking up the floor. Ceiling leaks might be coming from the roof, from upstairs plumbing, or from condensation on an attic duct. Once the source is stopped, extraction and drying follow standard protocols with extra attention to older substrates. Original hardwoods can be saved if drying starts fast. Plaster walls behave differently than modern drywall.

Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal

The fire damage restoration calls we get from Eastbrook tend to come from older electrical systems, knob-and-tube remnants in attics, overloaded outlets in homes built when families ran fewer appliances, stove fires in kitchens lacking modern range hood ventilation, and outdoor cooking accidents. In older Eastbrook homes with plaster walls, smoke moves through the structure differently than in modern drywall construction. Soot infiltrates wall cavities through gaps around original electrical boxes. Smoke damage cleanup has to address both visible damage and contamination paths. Deodorization gets complicated when the structure has decades of accumulated absorbed odors that the new fire reactivated. Hydroxyl treatment usually works in occupied homes, ozone in vacated ones.

Mold Remediation, Mold Testing, and Mold Inspection

Mold in Eastbrook homes shows up most often in two places. The first is around windows where original single-pane glass was replaced but the surrounding framing was never properly resealed, letting humid Florida air condense inside the wall cavity. The second is around aging HVAC systems where decades of condensation accumulation have created hidden growth that recirculates through the house.

Our mold remediation work starts with finding the moisture source, since killing mold without fixing what's feeding it just guarantees a return visit. Containment goes up. Affected materials come out. What stays gets treated, and HEPA air filtration runs until post-remediation testing confirms acceptable spore counts. For HVAC-related mold, the duct work usually needs cleaning or the contamination redistributes the moment the system runs.

Storm Damage, Hurricane Response, and Emergency Board-Up

Eastbrook's mature tree canopy is one of the best things about the neighborhood and one of the biggest storm liabilities. Large oaks growing since the seventies are exactly the kind of trees that come down in hurricane-force winds, often onto the same roofs they've been shading for decades. Storm damage work in Eastbrook frequently involves tree removal as part of the emergency response, followed by roof tarping, water extraction from interior intrusion, and structural assessment before reconstruction. As part of the SERVPRO Large Loss Orlando Division, we mobilize additional crews when named storms affect multiple properties.

Sewage Cleanup, Biohazard, and Crime Scene Cleanup

The cast iron drain lines in older Eastbrook homes fail in predictable ways, and one is sewage backups into bathrooms and laundry rooms. Sewage cleanup falls under Category 3 black water protocols, which means dedicated extraction equipment, full removal of porous contaminated materials, and disinfection of everything that stays. Biohazard and crime scene work follows OSHA bloodborne pathogen procedures, and our crews handle those situations discreetly. Most homeowner policies cover this when documented correctly.

Specialty Services and Reconstruction

Older homes generate work the average restoration company doesn't see often. Asbestos coordination on popcorn ceilings and floor tile when those materials need disturbing. Knob-and-tube electrical assessment when fire or water damage exposes original wiring. Bat guano cleanup in attics that have been welcoming wildlife for years. Document restoration through freeze-drying. Full reconstruction integrates all of this so a single project handles mitigation through rebuild.

Frequently Asked Questions

What does water damage restoration cost in Eastbrook? Cost depends on the water source, square footage, and whether the home has older substrates that change the drying approach. Small Category 1 jobs can run a few hundred dollars. Category 3 jobs involving demolition can reach five figures. Most claims go through homeowner insurance.

How do I find a slow leak in my older home? Pinhole leaks in older copper supply lines and slab leaks under tile usually require thermal imaging or acoustic listening equipment to locate without unnecessary demolition.

Does insurance cover mold remediation in older homes? Sometimes. Mold from a sudden covered loss like a burst pipe is usually covered. Mold from long-term hidden leaks in aging plumbing is often disputed. Documentation of the original water source matters.

Should I worry about asbestos in popcorn ceilings during a restoration job? Popcorn ceilings installed before the late 1970s frequently contain asbestos. We coordinate with licensed asbestos abatement when those materials need disturbing rather than disturbing them ourselves.

When should I call a restoration company versus handle the cleanup myself? Anything involving Category 2 or Category 3 water, smoke or soot damage, suspected mold larger than ten square feet, or any structural exposure should go through a professional restoration company. DIY cleanup of clean water within the first few hours can work for small spills.

Who pays for restoration work? Most jobs run through insurance carriers. We coordinate documentation directly with adjusters at State Farm, Allstate, Citizens, USAA, Progressive, Farmers, and other Florida carriers.

What our Eastbrook customers are saying

I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.

This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.

From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:

- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.

The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.

I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.

Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!

We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.

I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!

UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!

My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.

My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
